If you came into Steamboat via I40 over Rabbit Ears pass, you haven't seen the West side yet. To get to the West neighborhoods go through town, passed Cook Chevrolet. The first three neighborhoods are Riverside on the left and West End Village and Copper Ridge on the right. Riverside has a lot of ranch style homes; some are right on the river. The prices are closer to $500,000.00 than $600,000.00 for the most part. West End Village on the right overlooks downtown. Half of the subdivision, (24 single-family homes and 10 duplexes) were reserved for deed-restricted, affordable housing for income-eligible residents. The other 38 lots in the subdivision, 32 single family and six duplexes, have no restrictions and were available on the free market. Copper Ridge also on the right is a mobile home community, but is high end. The lot premiums of around $485.00 can be looked at as condo association fees on the mountain. IN Copper Ridge you cannot own your lot, but you will own your home. This is a very nicely kept area with a lot of pride in ownership.
Further down the highway the first neighborhood is Silver Spur off to the right. It is easy to miss. Look for CR 42 or the Marabou sign. You know you have gone too far if you pass the small pond and white barn with two large white silos. Silver Spur is the newest community neighborhood. The home prices range from mid $500,000.00's - million plus. There is a trail system all through the neighborhood and an open space park with kid?s playground. The views of the ski area are stunning!
If you pass by CR 42 and stay on the 40 corridor you will travel to the last two neighborhoods prior to the town of Milner. On the Left is Heritage Park and the right is the oldest neighborhood West of Steamboat called Steamboat II. Because of the age of the homes the Steamboat II neighborhood is priced lower on average than Heritage Park which is priced on average lower than Silver Spur. Each neighborhood has its own ambiance and amenities. In the winter you will have to check out the neighborhood outdoor ice rink at Steamboat II. Next to Heritage Park is the Christian Heritage School which is a private Christian school: Preschool - 12th grade.
Just down the road from these last two neighborhoods is the Steamboat Golf Club which is a nine hole public course and beautiful with its large Cotton Woods and Whistle Pig (marmot) population. There is an unprecedented view of the Steamboat Ski Area from the championship tees on number two. The railroad tracks that run alongside number one and two fairways have taken many a ball from me.
There are a few more 40 corridor West of town neighborhoods that will be platted and annexed in a few years. One is a development by the 700 LLC group which could be as many as 2000 + homes and another development called the 360 degree Ranch.
